I just wanted to write a little something in regards to the Treasure Valleys $350,000 plus real estate market. I have recently been working on two homes in this bracket thus my research is fresh. Our upper end market has suffered the most in this economic down turn. As I write this article there are 366 active single family homes over $350,000 in Canyon County. Year to date in Canyon County we have sold 38! This leaves us with a monthly average of 7.6 sold units and a 4+ year supply of inventory.
If you are in the market for a home in the Treasure Valley, there is no better time than now! Nampa Idaho homes are at the best price in 4 years. The Treasure Valley has seen incredible growth in the last two 3 years and we are not done growing. Boise Idaho real estate is still priced well below the markets of the surrounding comparable cities. Until our prices in the Treasure Valley are comparable to Salt Lake, Reno, Seattle, and Portland we will see continued growth. Idaho real estate will be a great investment for several years to come.

Yes, Idahoans have seen there property values decrease in the last year but overall we have been sheltered from the real mess of short sales and foreclosures. We have roughly nine hundred short sales in the Treasure Valley. This accounts for roughly one in three homes currently on the market in the Treasure Valley. If you are curious about short sales, here is a simple explanation. A short sale is when the property is sold for less than the amount owed against it and the lender agrees to accept that amount as payment in full. This is a very elementary explanation and there is much more involved in a short sale but in a nut shell that is the goal of short selling a property.
